Back in August 2024, I came across a small two-bedroom property at 24 Baker Drive, Helmetta listed for $270,000. Surprisingly, no one had placed an offer on it. Many people advised me against the purchase, saying it wasn’t the right decision. But once I commit, I don’t back out — so I moved forward.
When I first saw the inside, it was indeed small, and not many saw potential in it. To make things more challenging, most of the funds I had were already tied up in another property. At that point, I wasn’t sure how I would finance the project.
That’s when I discovered an online funding platform (link below). With just 10% down, I was able to secure financing for the purchase. This gave me the breathing room I needed to move forward confidently.
I invested around $40,000 in renovations to modernize the home, update finishes, and make it market-ready. Once complete, the property was transformed into a fresh, desirable home — and it sold quickly for $385,000.
When all was said and done, this project brought in sale and so profit.
This experience reinforced two lessons:
Don’t be afraid to see value where others don’t. Creative financing can make deals possible.
If you’re interested in investing, flipping, or learning how to structure deals like this, I’d be happy to share my experience and help you explore opportunities.
