Some directory entries are paid advertising

The directory and the useful-links list on this site contain both free entries and paid entries. A business can buy a paid listing for a flat $49, or a featured link for a flat $25. Every paid entry is labeled "Paid advertisement" wherever it appears.

A free entry is never removed, downgraded or hidden because the business did not pay, and paying does not change the content of any article, guide or answer published on this site.

Flat rate only — never a referral fee

All advertising on this site is sold at a published flat rate for a fixed placement, charged the same way to every advertiser in the same category. The fee buys the advertisement itself and nothing else.

We do not charge, accept or pay anything per lead, per click, per phone call, per form submission, per application, per referral or per closed transaction, and no fee is based on the volume of business an advertiser receives. Advertising fees are not contingent on whether an advertiser ever gets a single customer from this site.

This is intended to keep every payment on the site squarely within the bona fide advertising exception, so that no payment is made or received for the referral of settlement service business under Section 8 of the Real Estate Settlement Procedures Act (RESPA), 12 U.S.C. §2607, or under New Jersey real estate law.

No endorsement, no steering, no exclusivity

A paid listing is not an endorsement, recommendation, approval or vetting of that business by Anil Aggarwal, Vylla Home or NJFind LLC. We do not describe advertisers as "preferred", "approved" or "recommended", we do not sell exclusive category placement, and we do not steer clients toward advertisers.

You are always free to choose any attorney, lender, title company, inspector, appraiser, contractor or other provider you want, whether or not they appear here. Please compare providers and prices yourself before hiring anyone.

We do not track, count or report to any advertiser how much business this site sent them, and no advertiser receives any consideration for sending business to us.

Affiliate links

Some links in the directory and in articles are affiliate links, meaning the operator of the destination site may pay a commission if you sign up or buy there. Those links are marked and carry a sponsored/nofollow attribute. Affiliate arrangements never involve settlement services for a mortgage-financed residential transaction and are never tied to a real estate, mortgage or insurance referral made by us.

Mortgage, title and other settlement service providers

Anil Aggarwal is a licensed real estate professional with Vylla Home and also a licensed Mortgage Loan Officer and insurance producer. Because of that, advertising bought by lenders, title and escrow companies, attorneys, appraisers, home inspectors and home warranty companies is sold strictly as flat-rate advertising at fair market value for the advertising actually provided, is subject to brokerage approval, and is never compensation for referring business.

If you are directed to any provider in connection with an actual transaction, you will receive the written disclosures required for that transaction, including any affiliated business arrangement disclosure that applies.

Voting and ranking

Client votes shown next to directory entries are submitted by site visitors and are not verified. Votes cannot be bought, and paying for a listing does not add votes.

Advertisers and consumers can ask for a listing to be corrected or removed at any time — email anil.aggarwal@vylla.com or call 732-877-8585. Advertising fees for the remaining term are refunded if we remove a paid listing at our own discretion.
